PROPERTY DESCRIPTION

This property consists of 14 parcels located in the Agriculture Land Reserve. The property encompasses 1643 acres with more than 2 miles of river frontage along the Nechako River and 1 ½ miles bordering both sides of Highway 16.

The 1643 acres include approximately:

• 700 cultivated acres
• 600 acres of high quality pasture land (composed of open areas and forest)
• 300+ acres of forest land (spruce, douglas fir and poplar)
• Over 25,000 trees were reforested on the ranch in 2006

• The main homesite includes a well-maintained 4-bedroom/2 1/2 bath ranch house, outbuildings, and garden area
• A second homesite includes a 2-bedroom ranch house and garden area but requires maintenance to be comfortable.
